Rental Policies

Blue Moose Vacations represents the owners in any rental transaction.

All rentals are subject to a 9% NH Room’s tax.  Rentals that exceed 185 days are exempt from this tax.

To Make a Reservation:

  • Must have lease signed by all parties
  • First payment will be due 3 days after lease is signed.  If payment is not received, your rental will be cancelled.  First payment will consist of 50% of the rental amount plus applicable tax.
  •  Second payment will be due 30 days prior to your arrival.  Reminders are not sent.  The second payment will be the remaining rent, tax, cleaning fee and accidental damage insurance if you choose to purchase it.
Reservations are Final
Once you have made a payment, your reservation is final.  If you need to cancel, we will attempt to re-rent the property.  If we are able to re-rent the property at the same terms, Blue Moose will refund your payments less a 5% processing fee.  We offer travel insurance through Travel Guard.  You can get more details on the plan here - www.travelguard.com/astp [divider]
Security Deposit
We offer Accidental Damage Insurance from Travel Guard.  The cost of this policy is $45 and is not refundable.  This insurance covers any accidental damage caused during your stay.  It also covers pet damage in pet friendly rentals.  If you choose not to purchase this, you may pay a $500 refundable security deposit prior to your arrival.  This must be paid by check only.  You can click here for more information on Accidental Damage Insurance.
Please inspect your rental property when you arrive & let us know of any damage that you see so you are not held responsible for it. [divider]
Check in is 4:00 or later.  If you arrive early, the house may not be ready.  Cleaners may be at the property or the lock box might not be on the door.  You may not occupy the property in any way – including spending time at the beach – until after 4:00.
Check out is 10:00 a.m.  Our cleaners have many homes to clean & they are on a tight schedule.  Please respect the check out time. [divider]
Cleaning fee
All rentals are subject to a cleaning fee.  The fee varies based on the size of the home.  It is usually between $65 – $100. [divider]
Arrival
We will email you driving directions and a lock box code – usually about 10 days prior to your arrival if all payments have been received.  If you need the directions sooner, just let us know.PhonesSome homes have telephones & many do not.  Plan on using your cell phone.  If you have any questions about reception, feel free to call or email us & we’ll do our best to help you determine if your cell phone will work. Grills
Most of our properties have gas grills.  Gas levels are not checked.  If gas runs out during your stay, you can swap the empty tank for a full one at most gas stations/grocery stores.  Cost is usually between $18-$25 and will be at the renter’s expense. [divider]
Linens
Linens are not provided at any of our rentals.  If you are traveling by plane, or cannot bring linens, let us know & we’ll help arrange for a linen rental for you. [divider]
Garbage 
There is no residential pickup for most of this area, so garbage must be brought to the town transfer station at each property.  Condominiums usually have onsite dumpsters.  Directions will be left at each property for trash removal.  Failure to remove trash from property will result in $50 charge.

Docks / Moorings / Any beach equipment
If you decide to use a mooring, dock, beach, float, raft, you take full responsibility for such use.  Owners check equipment annually, but wear & tear can affect equipment throughout the season.  Please check mooring lines, dock cleats, raft ladders, etc before using them.  Blue Moose Vacations & its owners will  not be held responsible for any damages or injuries caused by your use of this equipment.
